The property is located approximately 20 km South of Athens center and 19 km SW of the Eleftherios Venizelos International Airport. The coastal road of Poseidonos Avenue links Vari with numerous coastal suburbs, the port city of Piraeus and the center of Athens. Organized beaches lie to the West and one of the largest Athens hospitals, "Asklipieio", lies to the North. The subject area is mainly residential use. Most commercial uses are located along Varis Avenue, and Poseidonos Avenue the major north-south traffic artery connecting Athens with the southern suburbs.
Vari's geomorphology presents general features of coastal areas west of Ymittos, such as Faliro, Alimos and Glyfada. The western half, located between Athinas Avenue and the sea, is covered with pine trees and consists of two peninsulas, Megalo and Mikro Kavouri ("Big Crab" and "Little Crab") that feature sandy and pebble beaches in between rocky shores, luxury hotels (including the Four Season Astir Palace Hotel occupying most of Mikro Kavouri). Dotted with lavish villas, the two Kavouri areas are among the most expensive pieces of housing real estate in Greece.
